Roof Assessment Yearly Service (RAYS) Program:

It is Sun Commercial Roof’s goal through implementation of the RAYS Program to eliminate predictable leak sources often found at the components of your commercial roofing systems and related flashings. In doing so we will extend the life of the existing roofing to its maximum and eliminate expensive individual leak calls that create costly damage to interiors, insulation and decking/substrate. We want you to have to spend minimal time dealing with roof issues and the subsequent results of water entry into your building. If an average leak call costs $800.00 (not including interior damage repairs) and we are called out 3 times in one winter $2,400.00 (+TST) would have been spent. We can place 2 highly trained roofing technicians on a building for one entire dry day and proactively address 20+ predictable leak sources. 

When a property’s roof is placed under our care it is our responsibility to address all predictable leak sources in advance of a leak occurring. Who better to take on this task then experienced Roof Service Foreman and Technicians who have investigated and repaired thousands of leak sources over the course of their careers. If we fail to address a predictable leak source and a leak occurs between RAYS Program visits, we will return and repair it at No Charge. Please note that damage by others, storm damage, backed out decking nails/screws, substrate failure, added penetrations not properly flashed, plumbing, HVAC and other non-roof related building components are not included but we will assist in the investigation and support other trades at our Reduced RAYS Program Rates. Any work needed (tenant improvements, additional cleaning, damage repairs, sheet metal flashings, etc.) are charged at our Reduced RAYS Program Rates when a roof is under the RAYS Program. 

The first step in placing a property’s roof under Sun Commercial Roof’s RAYS Program is to complete thorough Corrective Repairs, if needed. Once Corrective Repairs are completed, or the roof is determined to be in maintainable condition without Corrective Repairs, the Property’s roof becomes our responsibility. The cost for subsequent Sun Commercial Roof’s RAYS Program visits is significantly less than the initial Corrective Repair cost. Most often, but not always, Corrective Repairs are needed to bring the roof back into maintainable condition. 

The Sun Commercial Roof’s RAYS Program can be provided Annually or Semi-Annually depending on the customer’s preference and roof conditions (type of roof, quantity of foot traffic, debris, age, etc.). 

Sun Commercial Roof’s RAYS Program visits are performed in the Spring and Fall. If extra visits are required due to leaf debris, we charge for simple debris cleaning at our reduced RAYS Program rates. 

Sun Commercial Roof’s RAYS Program agreements can be cancelled at any time by contacting us. 

Sun Commercial Roof’s RAYS Program costs will automatically increase a minimum of 5% annually each year.
